Rubislaw inventories will provide you with a detailed, written and photographic record of the condition and contents of your rental property at the start of a tenancy.

Rubislaw Inventories Ltd offers an up-to-date format of reports which are carried out on an iPad. Reports are detailed with descriptions and photos throughout. We cover all property sizes and types, furnished or not and we will email you a PDF version of the report within 24 hours of the report being carried out. The documents are easy to follow for both the Landlord and the Tenant.
Tenants are provided 7 working days for any comments they wish to add to the report. Such additional comments are taken into account by the clerk during the End of Lease Recheck

During the tenancy Rubislaw Inventories Ltd will attend the property and carry out an assessment of the property on behalf of agents and landlords. Such reports shall highlight cleanliness, neglect, defects, required repairs and any health and safety issues that might have occurred. The report also assists in determining if a tenant is complying with their contractual agreement.

A check-out inventory is a detailed report completed at the end of a tenancy to record the property’s condition when the tenant moves out.
It is compared against the original check-in inventory to identify any changes, such as damage, missing items, or cleaning issues—while taking into account the length of the tenancy, fair wear and tear, and notes from the initial report.
We also log any additional items left behind, new damages, cleanliness concerns, and take final utility meter readings.
Unlike a check-in inventory, the check-out focuses specifically on what has changed, rather than listing every item again. This ensures a fair and accurate comparison, helping to resolve disputes and protect the interests of both landlord and tenant.
